For people seriously considering purchasing a home, I strongly recommend they hire a Buyer's Agent to assist them in the process. There is generally no cost for using a Buyer's Agent. This means being represented by a Buyer's Agent, should not cost homebuyers anything, and will most likely save them plenty of time and money and overall produce an effective search and smooth transaction.
In Rhode Island there are nearly 10,000 properties for sale and 4,000+ agents for buyers to choose from. With this many houses and agents, buyers can be assured that there is one of each that can be the perfect match.
Where to start . . . .
Getting references from people you trust is a good place to begin the process of selecting a Buyer's Agent. Buyers should give extra consideration to agents who are certified Buyer's Agents through the National Association of Realtors. It is best that an agent works full-time and is an expert in the geographic area and type of home a buyer wishes to purchase. Most importantly, a Buyer's Agent should never also represent the seller in the same transaction. I believe this is a very serious conflict of interest. Buyers should get this exclusivity agreement in writing.

Because my market focus is very narrow, I need to honestly say that I am not the right Buyer's Agent for most homebuyers. I specialize in residential property transactions that are likely to be very involved. Most often these are expensive homes which can have issues involving, waterfront, easements, beach rights, docks, erosion, conservation, permitting, zoning, sewage, repair/restoration, new construction/additions, non-conforming use and tax abatements. Most of my clients do not live locally and rely on me for excellent communication and to manage their purchase from touring homes to closing. Clients count on me to listen to their needs and concerns, share my knowledge and experience, offer options, make recommendations, negotiate on their behalf and follow through to produce desirable results for them. In return, clients agree to work with me exclusively, so that when they are successful and purchase a home, they will make sure that I'm successful in collecting my fee.
